Swords grew from a small town into one of the big urban areas in the country in fifty years, so its roofs range from the first estates of the seventies to houses built this decade.

We repair those roofs: loose ridges and verges, cracked and slipped tiles, slates, lead flashing, valleys, chimneys, gutters and fascia. Repairs only, no re-roofs.

Ring 085 781 4603 or send a photo of the roof from the street. The look is free, it usually happens the same week, and the written quote follows within 48 hours.

Gloved hand scooping moss and leaves out of a black gutter, ladder with a stand-off against the wall

How Swords was built, and what that means for the roofs.

Swords was a market town of around four thousand people in 1971. The River Valley estate was started in the seventies, and by 1981 the population had passed eleven thousand. Building has carried on in waves ever since, and the 2022 census counted over forty thousand people. Fingal County Council expects the town to keep growing.

Each wave left its own kind of roof. The first large estates, River Valley and its neighbours south of the Ward River such as Rathingle and Highfields, are mostly two-storey semis and terraces under concrete interlocking tiles, with ridges and gable verges bedded in mortar. North of the river are Brackenstown, Rathbeale and Applewood. Newer estates, Drynam and Holywell among them, came later, with a mix of tile and fibre-cement slate, more valleys and more dormer and gable details per house.

The older roofs tend to fail at the mortar: ridge bedding cracks, verge pointing falls out and a ridge tile ends up in the garden. On the newer houses the trouble is usually at the details: a valley that was lined in a hurry, a soaker missing at a dormer cheek, an eaves felt lap that has rotted into the gutter, or a slate that was never nailed properly in the first place.

    Open ground and wind.

Swords sits on flat, open land. Dublin Airport is to the south and the Broadmeadow Estuary and Malahide are to the east, and the estates on the edges of the town have fields, the estuary or open ground beside them rather than more houses. Wind from the east comes in over the water, and wind from the west crosses open country before it reaches a roof.

That is why ridge tiles and verges are common calls in Swords. Where the bedding has failed more than once, we quote a dry ridge or dry verge system alongside a straight repoint, with the difference explained, and you decide.

    Around the town.

We work in every part of Swords: the town centre and Main Street, Seatown and Lissenhall on the north and east side, Knocksedan and Brackenstown to the west, and Holywell, Drynam and Boroimhe on the eastern side. Malahide, Kinsealy and Donabate nearby are covered the same way. If you are not sure whether you are in reach, ring and ask.

Most Swords houses have a driveway and side access, so a scaffold tower can go up beside the house for two-storey work without blocking the road. Where access is tight, we say so in the quote and plan the day around it.

From the call to the photos.

The same crew looks at the job, quotes it and does it. You get before and after photos when it is finished.

    1. First
      01.

      Ring or send a picture.

Tell us the estate and send a photo of the roof from the footpath or the back garden. If a tile or a piece of ridge has come down, a photo of that helps too.

    2. Then
      02.

      We come and look, free.

Usually the same week on a repair call. We go up, photograph the fault and check the roof around it. If water is coming in, say so when you ring and we come as early as we can.

    3. Next
      03.

A written price inside 48 hours.

The quote says what is being repaired, with what, and how the roof will be reached. The photos come with it so you can see the problem without climbing up.

    4. Last
      04.

      Repair, then photos.

Most ridge, verge, tile and flashing repairs on a Swords semi are done in a half day to a day. Before and after photos are sent from the same spot on the roof when the job is finished.

    Repairs, not re-roofs.

We repair roofs in Swords and we do not replace them. If a roof needs stripping and recovering, because the tiles are failing across every slope or the felt and battens have gone throughout, we will tell you from the ladder, show you the photographs and point you to a re-roofing contractor. Commercial units and large flat roofs around the business parks are not work we take on.

    Roofing questions.

    Anything else, ring 085 781 4603.

Do you cover all of Swords?

Yes, every estate in the town and the areas around it, including Malahide, Kinsealy and Donabate. We cover the rest of Dublin, Wicklow and Kildare as well.

Our house is in River Valley and a ridge tile has come off. Can you fix it without redoing the whole ridge?

Often, yes. If the bedding under the rest of the ridge is still holding, we rebed the lost tile and any loose ones beside it. If it is cracked along its length, we will show you the photos and quote for the full ridge, with a dry ridge option.

Can you repair a newer house in Drynam or Boroimhe?

Yes. Leaks on newer houses usually come from a detail: a valley, a dormer, a soaker or the eaves. We trace it back to the actual entry point and repair that, with the photos to show what was wrong.

Is there a charge for coming out?

No. The look is free, the photographs are yours to keep and the written quote comes within 48 hours, with no pressure to go ahead.
