Roofers in South Dublin.
Roofers for South Dublin, doing roof repairs on houses from Lucan and Clondalkin across to Tallaght, Firhouse, Templeogue and Rathfarnham. We look at the roof, put a written price on the repair and send you photos of the finished work.

South Dublin is mostly estate housing from the late sixties on, and those roofs now need repairs at the ridges, verges, valleys and flashings rather than replacing.
We repair slate and tile roofs across the area: slipped slates, broken tiles, loose ridge and hip tiles, lead flashing, valleys, chimneys and gutters. We do not re-roof.
Ring 085 781 4603 or send a photo from the ground. Most repair calls get a look the same week, the look is free, and the written quote follows within 48 hours.

The roofs of South Dublin.
South Dublin County Council's area was carved out of the old County Dublin in 1994, but the houses in it are older than the county. Tallaght was planned as a new town in the late sixties, and building at scale started there around 1969. Estates went up through the seventies and eighties in Kilnamanagh, Old Bawn, Jobstown, Killinarden, Kingswood and Fettercairn. Lucan grew at the same pace: its population roughly tripled between 1971 and 1976 as estates spread out from the old village.
That gives the area a lot of roofs of a similar age and build. Two-storey semis and terraces, mostly under concrete interlocking tiles, with ridges and verges bedded in sand and cement. After forty or fifty years the tiles themselves are often sound. What gives up is the mortar along the top and down the gable ends, the felt at the eaves, and the lead where the roof meets a chimney or a neighbour's extension.
Closer to the city, Rathfarnham, Templeogue and Terenure have older stock: redbrick and pebbledash semis under natural slate, and some later houses where a tiled extension or a dormer has been tied into a slate roof. Slate roofs of that age suffer from tired nails, and the junction between old and new work is where a lot of the leaks start.
Weather off the mountains.
The south of the county runs up into the Dublin Mountains, and the estates along the foothills in Firhouse, Ballyboden, Knocklyon and the top of Tallaght sit higher and more open than houses down in the city. Wind and rain coming over the hills reach those roofs with less in the way. A ridge tile with cracked bedding that would sit for years in a sheltered street can lift there in one bad night, and driven rain finds its way past a worn flashing that stays dry in calmer weather.
On those roofs we look hard at how the ridge and verge are fixed. Where the mortar keeps failing, a dry ridge or dry verge system fixes each piece mechanically instead of relying on bedding, and the quote sets out both options so you can choose.

Where we go.
We cover the whole of South Dublin: Lucan, Adamstown, Palmerstown, Clondalkin, Bluebell and Inchicore on the west and north side of the county; Tallaght, Firhouse, Knocklyon, Ballycullen and Greenhills in the middle; and Templeogue, Terenure, Rathfarnham, Ballyroan and Ballyboden towards the city. Further east, Dundrum, Stillorgan and Dún Laoghaire are covered too. If your area is not listed, ring and ask.
Most estate houses here have a side passage or a driveway with room for a scaffold tower, which makes two-storey work straightforward. Terraces without side access are done from the front, and anything that has to come through the house is carried through with the floors covered.
From the call to the photos.
The same crew looks at the job, quotes it and does it. You get before and after photos when it is finished.
- First01.
Ring or send a photo.
Tell us the estate or road and what you have noticed: a tile on the lawn, a stain on a ceiling, a ridge that looks out of line. A photo from the footpath often tells us enough to know what we are dealing with.
- Then02.
A free look, usually the same week.
We go up, photograph the fault and the roof around it, and check whether anything next to it is about to go as well. If water is coming in, say so when you ring and we come as early as we can.
- Next03.
Written quote within 48 hours.
One price for the work described, with the photos that show why. Access for a two-storey house is written into the quote so nothing changes on the day.
- Last04.
The repair and the photos.
Ridge, verge, slate and tile repairs on an estate house are usually done in a half day to a day. You get before and after photos from the same spot on the roof when the work is finished.
Repairs, not re-roofs.
This page is about repairs, and repairs are all we do on roofs. We do not strip and re-roof. If the look from the ladder shows a roof that has failed across every slope, with tiles crumbling, battens rotten or the felt gone all over, we will show you the photos, say plainly that a repair is not the right answer and refer you to a re-roofing contractor. Commercial and flat industrial roofs are outside what we take on.

Which parts of South Dublin do you cover?
All of it: Lucan, Clondalkin, Palmerstown, Tallaght, Firhouse, Knocklyon, Templeogue, Terenure, Rathfarnham and the areas between, plus Dundrum and Dún Laoghaire to the east. We also cover the rest of Dublin, Wicklow and Kildare.
My ridge tiles are loose on a seventies estate house. Is that a big job?
Usually not. On houses of that age the bedding mortar under the ridge has often cracked and come away while the tiles are fine. We lift the loose ones, clean them, and rebed or dry-fix them. The quote says which and why.
How soon can you come out if the roof is leaking?
Most repair calls get a look the same week. If water is coming in, tell us when you ring and we come as early as we can. A photo of the ceiling and of the roof from outside helps us bring the right materials.
Do you charge to look at the roof?
No. There is no call-out fee for the look. You get photographs of what we found and a written quote within 48 hours, and there is no obligation to go ahead.
